As a landlord, Energy Performance Certificates are soon going to become an important part of your business. EPCs become mandatory for all residential rented property from 1 October 2008, after which an EPC will have to be provided every time a residential property is let. 

When will you need EPCs?

As mentioned above, landlords will only need to start providing Energy Performance Certificates in the latter part of 2008.  That said, it makes sense for many landlords to have Energy Performance Certificates in place before this date.

You will not be allowed to market your property for rent without the EPC being in place.  Landlords couldface a delay in marketing their property from October as this will be a very busy time for the Domestic Energy Assessors  and arranging an EPC quickly may be difficult.
